It's 10 minutes from the centre of Launceston in a semi-rural area (sheep over the back fence, Tamar River over the road out the front).

It has amazing nationally-award-winning gardens, including a creek* running through its own private rainforest complete with huon pines. king billies, mountain pepper, sassafras, Nothofagus cunninghamii and many others (but he could never get the Nothofagus gunnii to establish themselves so close to sea level at that latitude). Lots of different fruit trees and exotics in other parts of the gardens.

When I lived there, I used to take the sailboard directly over the road to the river at what is now becoming recognised as one of the best sailboarding locations in Tasmania. It's also good for other watersports too, of course.

Undercover parking for 4 cars, and space for a couple more.

*The creek is actually storm water drainage from the highway beyond the paddocks up the hill, but it flows for about 11 months of the year and is beautifully landscaped - which is not shown well in the real estate site's photos.
